Now Hiring! Part Time Property Maintenance Technician
SCOPE / PURPOSE
The Part Time Property Maintenance Technician (PPMT) utilizes various skills to perform routine maintenance of grounds upkeep, pressure washing, occasional meetings with third-party vendors, and some light plumbing. Monthly inspections will also be performed and all issues being reported to the property management team. This position may be responsible for maintaining more than one property and reports directly to the Director of Property Management.
RESPONSIBILITIES
Responsibilities include, but are not limited to:
– Maintaining the clean physical appearance of the property
– Replacing light bulbs and ballasts
– Replace missing escutcheon plates, ceiling tiles, and electrical cover plates
– Report possible code violations to Supervisor
– Miscellaneous painting
– Enforcing property rules/regulations with tenants and guests when necessary
– Assist with meeting 3rd party vendors on-site to provide property access and direction
– Maintaining positive, customer service-oriented relations with tenants
– Other related tasks as assigned by Supervisor(s)
SKILLS & ABILITIES
The PPMT applies basic skills in following and using procedures, techniques, tools, materials and/or equipment appropriate to the area of specialization. Duties/tasks are standardized. Needs to be able to work independently, and outside and must have a vehicle to travel to and from job sites. The PPMT must be able to use a computer, smartphone, and tablet in the work environment.
DESIRED QUALIFICATIONS & REQUIREMENTS
• HS diploma, GED, or equivalent, vocational training or 0 – 3 years of facilities/building experience required
• Ability to work independently and solve problems with minimal supervision
• Reliable transportation and must have a valid driver’s license; no DUI, DWI, or other significant criminal histories
• Ability to lift 1-50 lbs., to bend, stoop, kneel, crawl, climb ladders, prolonged standing
• Moderate-level computer skills required, primarily with smartphones, tablets and/or other mobile computing devices
• Strong interpersonal skills; must function as part of the overall team
• Comply with Dress Code and maintain a neat, clean, and approachable appearance
WORKING CONDITIONS
• Required to work indoors/outdoors in varied temperatures (heat/cold), around dust, moving machinery, mechanical and electrical, and sometimes in enclosed spaces
• Working hours: 4 days of your choosing out of the Mon thru Fri work week, working an assigned day shift
• Part-time hourly position to not exceed 30 hours per week
WEEKLY ACTIVITIES
• Inspecting/Repairing/Cleaning/Troubleshooting/Coordinating = 80%
• Administrative/Paperwork = 20%
